According to a recent report by a trusted Spanish property website, the Mediterranean coast of Spain far outperforms other towns throughout the country in terms of property prices. It may come as no surprise to people who live on the Costa del Sol that of the top three towns on the list, two are from our region.
Benahavís tops the list
The municipality of Benahavís tops the list of the highest average house price in Spain, with a median value of €1,86m. Marbella takes third place on the list of the 100 Most Expensive Places to Buy with a €1,32m average property price. While this is an average, it reflects the fact that prices have significantly increased since the pandemic, with last year experiencing a large increase in both sales and property prices throughout the so-called Golden Triangle. This is an area covering Marbella, Benahavís and Estepona which encompasses some of the most desirable real estate in Spain – a fact that is reflected in property prices here.
It should be noted that within these municipalities are several ultra-exclusive urbanisations that heavily weight the average price.
Benahavís municipality is home to El Madroñal, a gated community of luxury villas on generous plots and La Zagaleta, an exclusive 900-acre private urbanisation that enjoys exclusive facilities including golf courses, an equitation centre, heliport and tennis club. Property prices in La Zagaleta begin at around €4m, but prices over €20m are becoming more common, and even €30m is no longer considered newsworthy.
Diverse and inclusive
Although at first glance the high average home price in this area may appear inaccessible for many, it is useful to bear in mind that the municipality of Benahavís spans a large area of 150km2, and within the town itself, there are a variety of properties available with a wide range of prices.
Benahavís is one of the most picturesque of the Andalucian white-washed villages, known for its charming atmosphere and thriving community that welcomes a diverse array of nationalities. The town is renowned as a gastronomic hub, offering an eclectic choice ranging from traditional tapas to world-class international cuisine.
Its enduring popularity is bolstered by the high quality of the amenities in the village, where there are padel and tennis courts, football pitches and an open-air swimming pool, to name but a few. Just a few minutes’ drive offers some of the best golf courses on the Costa del Sol, including La Quinta Golf and Country Club and Los Arqueros Golf and Country Club.
