The Marbella property market has always been divisible by factors such as location, property type and price range – a situation reflected in online property search tool criteria – but now increasingly it is also split between modern new-build homes and existing, re-sale properties.
What sets them apart? Apart from differences in architectural styling and interior layout formats, the two are also set apart by the rapid technological developments of the past few years, which endow more recently constructed homes with automated systems that offer easy centralised (and even remote) control of such factors as temperature, security, irrigation, shaded and curtains, home entertainment and lighting. Indeed, the days when an automatic gate or garage door seemed impressive are long gone.
The latest homes also feature new materials, optimal insulation and clever design that reduces day-night and seasonal temperature extremes, thus lowering the need for heating and cooling, and bringing the home’s operating and maintenance costs right down. What’s more, the newer homes are more comfortable and convenient thanks to their technology, layout, materials and styles, distribution and also features that reduce glare whilst offering amazing views.
New-build options A popular trend among villas in particular is the creation of small gated communities set within established residential areas such as Nueva Andalucía, Elviria, Santa Clara, La Quinta and Guadalmina. New zones with more abundant land resources, such as La Alquiría, Benahavis and the New Golden Mile, are very popular among those people keen to buy a plot and build their own individual villa in an up and coming area.
The focus is also on individual villas in the top end of the market, where buyers of villas in La Zagaleta and Cascada de Camoján tend to create luxurious one-off properties that include extensive home entertainment areas, private spas and independent guest and staff accommodation. An additional segment of the market is made up of renovation projects, where older villas in top locations are brought right up to date in terms of style and comfort. Here the main focus is naturally on older residential areas, but it has largely shifted from Nueva Andalucía to Guadalmina, Nagüeles and parts of Marbella east.
